Proactive Airbnb

I'm looking for an experienced, proactive short-term rental specialist to manage and continually optimise one property listed across Airbnb, and Vrbo, using Lodgify as the channel manager. This is an ongoing, retainer-based role (minimum 2 hours per week) focused on maximising revenue, visibility, and performance, while also ensuring day-to-day operations run smoothly. I'm specifically looking for someone who actively looks for ways to improve things, treats the property like a business, and doesn't wait to be told what to do. There is also scope for bolt-on work and VA / PA support as needed. ⸻ What Success Looks Like • Pricing is actively optimised — not set and forgotten • Listings improve in ranking, visibility, and conversion • Revenue and occupancy are consistently maximised • Guest messages are responded to promptly and professionally • Cleaning is always aligned with bookings, without chasing • Opportunities and improvements are suggested proactively ⸻ Core Responsibilities Revenue & Pricing Optimisation • Ongoing pricing optimisation to maximise ADR, occupancy, and total revenue • Adjust pricing based on seasonality, lead time, demand, events, and competitor activity • Implement and test minimum stays, discounts, and gap-filling strategies • Use or recommend dynamic pricing tools where appropriate Listing & Marketing Optimisation Continuously improve listings across Airbnb, , and Vrbo • Titles, descriptions, photo order, amenities, and settings • Improve platform ranking, visibility, and conversion • Manage and encourage reviews to strengthen profile performance • Suggest marketing or promotional ideas to increase demand Guest Communication • Monitor guest messages across all platforms • Ensure prompt, professional responses, in partnership with the hosts • Handle common guest queries before, during, and after stays • Escalate only when genuinely needed Cleaning Coordination • Coordinate with the cleaning team to ensure they are aware of all bookings • Manage scheduling and updates via WhatsApp group chat • Ensure cleans are aligned with check-ins, check-outs, and changes • Proactively flag any issues or conflicts Proactive Improvement & Ops Oversight • Spot opportunities to improve revenue, operations, or guest experience • Suggest and implement improvements without waiting for instruction • Provide short performance updates or insights when helpful Optional VA / PA Support (Bolt-On) • Light admin related to the property • Organisation, coordination, and follow-ups • Scope can expand over time if mutually beneficial ⸻ Tools & Platforms • Lodgify (experience strongly preferred) • Airbnb • * Vrbo • WhatsApp (for cleaner coordination) • Dynamic pricing tools (PriceLabs, Beyond, Wheelhouse, etc. – a plus) ⸻ Who I'm Looking For • Proven experience managing short-term rental properties • Strong understanding of pricing strategy and revenue optimisation • Highly proactive — you suggest improvements, not just execute tasks • Comfortable managing guest communication and operations • Clear, professional written English • Reliable, responsive, and able to work autonomously • Experience with UK or European markets is a bonus ⸻ Engagement Structure Ongoing retainer minimum 2 hours per week • Additional proactive or VA/PA work available as paid bolt-ons • Long-term relationship preferred • Flexible working hours • Competitive hourly rate based on experience ⸻ How to Apply (Important) Please include 1.
